This is considered an established professional position, requiring right-of-way, renewable, and real estate experience and significant client and project management experience.  Primary location will be in Wisconsin, but the successful candidate must be willing to travel as required. Hybrid office / work from home options may be available.


WHAT YOU WILL DO

This position resides in and would lead a Right-of-Way Department.  The candidate will be tasked with managing multiple Right-of-Way staff and sub-contractors, internal and client budget oversight responsibilities, assisting the Director of Right-of-Way Operations as well as the Vice President of Real Estate, Infrastructure, and Energy with procurement and business development, and will assist with business strategic planning. The position requires interest and drive to help expand Right-of-Way services and create new business opportunities.  

Responsibilities include, but are not limited to managing: 


  • A team of professionals with responsibilities that include daily oversight, work planning, and team meetings
  • Performance management of direct reports
  • Team goal setting, tracking, and reporting
  • Organization and prioritization of department business
  • Client communications and relationship management.
  • All aspects of project management to include scheduling, work-flow, budgeting, quality control, and project closeout.
  • Multifaceted project teams to include survey, engineering, construction, vegetation management, environmental, etc.  
  • Large and complex acquisition and real estate projects
  • Project databases and file management
  • Project cost analysis and the development of bids
  • Compliance with all applicable local, state, and federal requirements and statutes
  • Project workflow, coordinate project database and spatial applications,
  •  Landowner meetings, stakeholder public meetings/hearings, and construction support to infrastructure projects. 
  • Contract work with Utility and Renewable Energy Companies in all aspects of acquisitions and project management.
  • Landowner agreements to secure all necessary land rights, settle damage claims, provide construction support and deal with vegetation management issues.  
  • Other duties as assigned.

REQUIRED SKILLS, LICENSURE, AND CERTIFICATIONS

  • 8+ years of experience in right of way acquisition and project management. Experience managing electric transmission line or other linear acquisition projects is required.
  • People leadership and staff development experience
  • Budget, forecasting, and financial management experience
  • Contract and subcontractor management experience
  • Complete understanding of title reports, acquisition documents, survey exhibits, and other real estate related documents.
  • Ability to prioritize, manage and coordinate multiple projects concurrently ensuring all client and statutory deadlines are met.
  • Licensed Wisconsin Real Estate Agent (or willingness to get licensed). 
  • Ability to work independently in varied and remote settings, both in the field and with clients and other professionals
  • Superior written and oral communication skills.
  • Competent with Microsoft Office software.
  • Solid understanding of ArcGIS software and Google Earth.
  • Ability to prioritize and organize work in order to meet project deadlines.
  • Ability to travel and conduct overnight work away 
  • Ability to work outside normal business hours when required  
  • Current valid driver’s license with personal vehicle suitable for field work (mileage is reimbursed)
  • Ability to communicate verbally and in written form with management, support staff, and clients.
  • Ability to maintain a high level of work and project organization

WORK ENVIRONMENT

At Steigerwaldt, we offer a Remote-Friendly Hybrid Work Model for our staff.  Due to the nature of this role, the Right-of-Way Manager position is remote-friendly and does not need to work from our offices. Candidates local to the project areas will be strongly preferred or willing to work remotely for extended periods on projects throughout the United States, but primary focused in the Midwest.  


COMPENSATION

Salary commensurate with experience.
